Cancellation Policy: One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 14 days prior to the arrival date of the reservation. For cancellations made within 14 days prior to the arrival date, no refund will be issued. Grace period with free cancellation (no cancellation fees or partial refunds possible) for 24 hours after booking if arrival is at least 36 hours away at time of booking.

Total at checkout includes: • Arizona Transaction Privilege Tax (TPT) — approximately 14.5% • One-time cleaning fee of $200 • Pet fee (Green Acres only): $150 per stay for one dog under 25 lbs Discounts available: • Direct booking discount: 5% off when you book through our direct booking site (vs. OTA channels) • Weekly stays (7+ nights): 10% off • Extended stays (28+ nights): 20% off — Summer and Winter only • Repeat guests: 5% off — message us for code Premium periods (Spring Peak, Memorial Day, July 4, Thanksgiving, Christmas/NYE) require minimum stays of 3-5 nights depending on the window.

After decades in our respective careers — Tim with 45 years in IT and technology leadership at companies like Nokia, Equifax, and Ernst & Young; Julie with 20+ years guiding people through transformative life work — we've built our life here in the Verde Valley around two passions: helping people grow, and welcoming guests to this remarkable corner of Arizona. Sedona drew us in years ago, and the more time we spent here, the more we wanted to share it. Both properties — Sedona Gold in West Sedona and Green Acres/Wisdom Spirit Ranch II, in nearby Cornville — reflect the kind of stay we'd want for ourselves and our families: well-maintained, thoughtfully equipped, and located so you can spend less time driving and more time experiencing what makes this place special.
